No one is eager to have their home examined
from top to bottom.
Deciding to part with your home that has
offered shelter and memories is hard
enough without having someone review
it's condition.
Eventually your buyers are going to conduct
an inspection ( 85% do prior to closing ).
You may as well know what they are going
to find by getting there first (see mold below).
Put yourself in the buyer's position, they
love your home and have offered to purchase.
Already your home has passed the biggest
test.
When a buyer's inspection finds faults
( serious or minor ), you may have to make
sudden repairs before closing (see mold).
A Pre-Inspection would allow you to know in
advance what is needed (or not ) to avoid
delays and unexpected costs.
Consider also:
1. It allows you to see your home through
the eyes of a critical third party.
2. It helps you price your home
realistically.
3. Defects don't become a hugh problem
later (see mold below).
4. Reduces your liability by adding
professional supporting documentation to
your disclosure statement.
5. Alerting you to immediate safety issues
before agents and visitors tour your home.
6. It may relieve prospect's concerns and
suspicions.
7. Check that your own past repairs or
improvements meet good building practices.
8. MOLD! Invisible liability long after you sell.
Most insurance companies have notified you they won't cover, after suffering numerous civil suits.
It can be corrected before you sell. Establish if
your home tests high for mold spores, if so have it
remediated (most cases not expensive).Let's be clear, I don't sell remediation.
There are no federal standards established yet,
jury decides.
Pre-Inspection benefits the buyer as well.
If the home is purchased within 120 days of
your report, the buyer can have the home
re-inspected by Home Inspection Company of
Illinois for $99 (mold re-inspection exluded).
Pre-inspection saves everybody time and money.
